G&D's experience has shown that most successful land development projects require involvement of a design professional from start to finish who understands the entire development process and who will help the client coordinate and direct all aspects of the land development process. G&D can provide the professional design services that clients require to create purposeful, successful projects that maximize return on a property with efficient, economical and constructible designs.

G&D staff has extensive experience in providing land development/civil site engineering services to commercial, residential, multi-family, industrial and institutional clients with a strong focus on multi-family projects and large industrial/warehouse sites. G&D has worked in many municipalities throughout North Carolina and has extensive experience working with and obtaining permits from governmental agencies including City of Charlotte Planning and Land Development, Mecklenburg County Code Enforcement and Charlotte-Mecklenburg Utilities. G&D works closely with clients, architects, and other engineering trades during the land development process to create or refine plans to maximize return on a property, obtain necessary permits, and engineer cost savings during design and construction.

Land development projects require a wide range of services including master site planning, rezoning services, road and parking lot design, flood studies, water and sanitary sewer design, stormwater BMP design, grading plans, and erosion control plans. G&D can provide these services and integrate them into the project as necessary. Arwen Vista - Phase 1 BMP As-built Certification

This project for a private client consists of a 25-acre multi-family development in Charlotte and includes 297 apartment units. G&D is assisting with the 'as-built' certification of two existing wet ponds in conformance with the City of Charlotte PCCO. Work has required modification of the existing wet pond riser structures to ensure that the BMP's conform to PCCO requirements. HEC-HMS was used to construct hydraulic models of both wet ponds.

Arwen Vista - Phase 2 Civil/Site Engineering

This project for a private client consists of 22 acre multi-family development in Charlotte and includes 254 apartment units. The project required complete civil engineering services including site plan layout and design, grading and erosion control plans, water and sewer design, wet pond design and bio-retention facility.

 

 

NoDa 22 - Rezoning and Civil/Site Engineering

G&D has provided rezoning services on behalf of a private client for the NoDa 22 Apartments. The 0.45 acre site is located on N. Davidson Street in Charlotte. The 22 unit apartment project will require a site plan amendment for the existing UR-3(CD) zoned parcel. G&D has submitted a rezoning petition to the Charlotte-Mecklenburg Planning detailing the proposed conditional rezoning plan. Approval of the rezoning petition is expected in March, 2012.

G&D will be providing civil/site engineering services to the client upon receiving rezoning approval. The project will require a range of civil engineering services including site plan layout and design, grading and erosion control plans, water and sewer design, and retaining wall design. Anticipated groundbreaking date is June, 2012.

Ridgeway Ave Apartments - Civil/Site Engineering and Construction Observation

G&D provided geotechnical, land development, and construction engineering services on behalf of a private client for the Ridgeway Apartments. The 1.48 acre site is located at Ridgeway Ave in Charlotte. The project included construction of a single apartment building structure, wood frame construction, approximately 150 feet long by 60 feet wide, with associated asphalt driveway, parking lot, etc. The site was previously developed with four multi-family apartment buildings that were demolished to allow for construction of the project. Construction of the project is complete.

Camden at Cary Park - BMP As-built Certification

This project for a private client required as-built certification of an existing stormwater wetland BMP for a multi-family development in Cary, NC. Initally, G&D was to provide as-built certifications that were required so that the client could obtain final certificates of occupancy (CO) for the project. This work included HEC-HMS modeling of the wetland to ensure hydraulic compliance of the BMP, subsurface investigations of the existing embankment, and closed-circuit television inspection (CCTV) of the riser and outfall pipe.

The initial investigation determined that the BMP did not have sufficient storage volume to comply with the Town of Cary requirements and revealed structural defects that were present in the outfall pipe. Based on this investigation, G&D redesigned the pond, riser and outfall pipe to comply with regulations and ensure structural soundness. G&D provided this service in a timely manner that allowed for the client to obtain the as-built certifications and CO's while building a functional and economical BMP.

Lincolnton Medical Office - Redevelopment

G&D prepared a site plan to assist the client in complying with the current zoning of the property (i.e., Residential-Office (R-O)). The scope of services was limited to those items necessary to have the exterior grounds - grading, drainage, parking, landscape, etc., comply with the local land development ordinance.

UNCC Lot 19 (Craver) - Civil Engineering Design and Construction Observation

This project involved the design, permitting, and construction inspection of a new 2-acre $264,000 commuter parking lot on campus adjacent to the student union. The objective of the project was to maximize the utility of the 2-acre site subject to several design constraints, which included an existing retaining wall, construction debris, steep slopes, and maintaining a vegetated buffer between the lot and Cameron Boulevard. The project included several unique elements including, design and permitting of a temporary gravel parking lot to be used by students during the design phase, recycling of existing light fixtures from another parking lot, and the use of recycled asphalt in lieu of ABC stone. Project construction is complete.
